What do I need to do to let my property?

Am I responsible to find workmen should there be a problem?

Our management team are able to deal with the day to day maintenance of your property and we have arrangements with reliable local workmen who are able to respond quickly to any problems.

Why should I use your Letting and Management Service rather than just your Letting Service?

We advise all our landlords, especially those who do not live locally, to use our Letting and Management Service so that we take care of the any problems that arise during tenancy. We have also found that many corporate tenants require a property to be professionally managed.

I don't want smokers or pets in my house. Is this a problem?

Although we will advise you that putting any limits on the type of tenant you require does narrow the field of potential tenants, we fully understand that sometimes a landlord will require specific clauses in a tenancy agreement.

I am interested in a property which I would bring up to date and then let, but I live abroad. Can you help?

Yes, we have a specific service covering this and will be pleased to supply full details on request.

Who is responsible for the Service Charges and Ground Rent?

The landlord is responsible.

What are your recommendations regarding insurance?

You must ensure that your building and any contents, including curtains, carpets, light fittings and appliances, etc. are adequately covered by your insurance.

Full details of your insurance policy or policies should be provided to us when we take over management of a property.

I am very proud of my garden and want to make sure it's cared for properly. How would you ensure this happens?

Generally a tenant is responsible for the maintenance of the garden.

However if your garden is very special you may care to pay for a gardening contract when the property is let. Sometimes it is arranged that the landlord will employ a gardener say three or four times a year to carry out specialist work and keep an overview with the tenant being ultimately responsible for the general maintenance.

I am moving abroad due to my employment. How does this affect my tax situation?

Why do I need an inventory if my property is unfurnished?

An inventory not only lists possessions, but also the condition of appliances, fittings, carpets, curtains and blinds and the building generally.

A good inventory protects your investment and should there be any dilapidations at the end of the tenancy you will be able to claim from the security deposit.
