Generally a tenant is responsible for the maintenance of the garden.
However if your garden is very special you may care to pay for a gardening contract when the property is let. Sometimes it is arranged that the landlord will employ a gardener say three or four times a year to carry out specialist work and keep an overview with the tenant being ultimately responsible for the general maintenance.

An inventory not only lists possessions, but also the condition of appliances, fittings, carpets, curtains and blinds and the building generally.
A good inventory protects your investment and should there be any dilapidations at the end of the tenancy you will be able to claim from the security deposit.
